Leaks in the Roof
This is usually the most common sign that could indicate something is wrong with your roof. Call professionals immediately if you spot water damage.
Damage to the Paint
Paint may peel or blister, which can indicate that there are roof problems. This can be due to poor ventilation and moisture becoming trapped in the attic.
Stains on the Ceiling & Walls
Ice damming, using low-quality metal flashing, or poor flashing installation are the causes of stains on the walls and ceiling of your house. If left untreated, these may pose a serious threat.
Problems with Roof Shingles
Shingles can point to issues with your roofing, be on the lookout for:

Roof repairs are more affordable than a total roof replacement but it’s important to know when it makes sense to do one or the other and to have a licensed professional help in either situation.
Roof repair:
A roof repair is recommended only if the roof damage is situated within a small portion on the roof. It may fix a leak or replace missing or cracked shingles. In general, it is an easy and more inexpensive project to tackle, although you want to have a professional assess and facilitate the process as they want to ensure the roof’s overall service life.
Roof Replacement
This project may come with a higher upfront cost, but a new roof is expected to last for decades and also provides optimal protection from the elements. This can be more cost-effective in the long run as it can help lower utility expenses and give the homeowner peace of mind.

Trim back overhanging branches to expose the roof to sunlight, and clear debris such as branches and leaves, from its surfaces with a leaf blower if needed. Keep gutters clean to ensure the roof remains as dry as possible. In some cases you may need to spray the roof down and use equal parts bleach and water to remove algae. Don’t use a pressure washer as that may damage the shingles, but if necessary, you can use a medium bristle brush or broom to scrub it.

Yes, homeowners insurance covers roof leaks if they occur accidentally and suddenly by a covered peril like a storm with high winds or hail. Slow leaks, or leaks caused by a lack of maintenance, are not typically covered.

It’s completely possible for a successful roof replacement to take place during the winter months. In fact, when a significant leak or room damage is discovered during the winter, we recommend replacing your roof as soon as possible to minimize the risk of further damage.

Unless your roof’s condition could jeopardize your chances of selling altogether, most likely, you won’t need to replace your roof before selling your home. Ultimately, your realtor will be in the best position to advise whether you should replace or repair your roof before listing.

Although no roof is completely fireproof, roof coverings have different fire ratings and it’s good to make an informed decision on the type of roof you’re choosing based on the amount of exposure to fire you may experience. Roof covering fire ratings are Class A, B, C, or unrated, with Class A providing the best performance. Talk to a professional about the best solution for your roof. Homeowners need to implement risk reduction actions that make homes better able to survive a wildfire–and the roof is a great place to begin!

As long as your roof can support the weight of a solar energy system, and it has a significant number of years of life left in it, there is no need to install a new roof at the same time that you install a solar energy system.
